Welcome, ASU Students!


Welcome, students, to the 2013 Retail Green/CenterBuild Conference!  We have a terrific group of mentors who’ve agreed to speak with you individually, over the course of the program.  These professionals, all part of our Professional Designation program, represent a wide spectrum of the industry.  They stand ready to provide suggestions about maximizing your experience at the conference and thoughts on your professional development strategies.  Below you will find biographical information about the individuals.  

We will be scheduling mentoring appointments on Wednesday and Thursday, based on the mentor’s availability.  Please forward a list of individual with whom you would like to speak—as many as you wish.  I will arrange appointments, trying to meet your preferences, to the best of my ability.  Please accompany your request with your current resume, which I will share with your mentors.  Kindly let me know if you'd be willing to meet with mentors that are not part of your "preference list."

Current Responsibilities
Mr. Kilduff is the Retail Market Lead for the Chicago/Midwest Market at Jones Lang LaSalle.  He is responsible for the oversight of all operational functions and collaborates with clients and client service teams to develop and implement strategies, which maximize asset value.  Mr. Kilduff is also involved in business development efforts for investor and occupier clients seeking retail services in the Chicago/Midwest market.

Experience    
Prior to being promoted to Retail Market Lead, Mr. Kilduff served as Regional Management Lead. In this role, he was responsible for client relationship management for retail properties in the Midwest.  Mr. Kilduff  has more than 25 years of experience and success in operations, asset management, acquisitions, development, government relations, leasing, site selection, dispositions and workouts.  He has owned and operated two retail real estate development companies, The Kilduff Company and Meridian Properties, where he provided services for more than 50 properties totaling 3.2 million s.f.   In his role, he developed budget plans and supervised economic and physical due diligence, market studies and entitlement confirmation.  His experience spans all types of retail centers including mixed-use projects, neighborhood and community centers, grocery-anchored centers and enclosed malls.  Additionally, he has worked with leading retailers including Wal-Mart, Target, Kmart, Sears, Bon-Ton, Kohl’s and JCPenney.  He has successfully collaborated with REITs and developers such as DDR, Weingarten Realty, Kimco, CBL & Associates and GGP on various retail projects.  He has also overseen and advised on development and redevelopment projects totaling more than five million s.f. across the U.S.

Mr. Kilduff holds an M.B.A. degree from the Lake Forest Graduate School. He is an active member of the International Council of Shopping Centers (ICSC) and has received numerous awards including the prestigious ICSC Trustee’s Distinguished Service Award.  He has also earned the designations of Certified Shopping Center Manager (CSM) and Certified Design, Development and Construction Professional (CDP) from ICSC.

Mr. Conti founded Ra Co Real Estate Advisors LLC, a real estate advisory and development services firm, serving both private and institutional clients in January 2009. Ra Co is active in leasing and market analysis, underwriting, development services, professional testimony, joint ventures and property development. Prior to forming Ra Co, Mr. Conti spent some 10 years managing his own development and construction company before entering corporate real estate where he spent some 20 years and was involved with the development of over 27 million square feet of various types of retail across the United States. Mr. Conti, received a BS, MS and MBA from LaSalle University, he holds a State of GA Broker License and is a Certified Commercial Investment Member.

A member of the Real Estate Advisory Boards of the University of Florida's Warrington College of Business and Georgia State University's J. Mack College of Business, Mr. Conti is a frequent guest lecturer on retail market analysis and real estate development, Mr. Conti, holds ICSC's Certified Design, Development and Construction Professional designation and is an ICSC Faculty Member. Mr. Conti will be serving as Dean of The School of Retailing, Leasing and Development at the 2013 University of Shopping Centers held on the campus of the Wharton School of the University of Pennsylvania.

Brett Schafer, SCDP


Brett Schafer brings over 30 years of expertise in the commercial property sector to his role as CEO of DIFC Properties, a division of DIFC Investments LLC.   Brett has facilitated the acquisition, development, and asset management business of a wide range of properties and real estate projects in the United States, Canada and across the MENA region.

In his current role, Brett is responsible for development DIFC’s strategic real estate objectives, and overseeing the implementation and accomplishment of these objectives in line with DIFC’s vision and mission.
In 2007, Brett became the only person outside of the America’s and Europe to receive ICSC’s Certified Development, Design and Construction Professional (CDP) designation in the inaugural class.  He now carries the Senior CDP designation and serves on the CDP Admissions Government Committee for ICSC in NYC.

Stephen Gallant, SCDP has been in the new store development field for over 25 years and has been responsible for over 1200 new store openings during his career. Store sizes have ranged from 5,000 to 210,000 square feet. He has worked for several major retailers and has held budget responsibilities up to 78 million dollars. Stephen has been responsible for many new store concept designs as well as associated store roll-outs. As the Vice President of Facilities Development with Jos. A. Bank Clothiers, Stephen is responsible for a fast paced roll-out which includes more than 460 locations over 6 years. His responsibilities also include existing store maintenance, facilities maintenance and store planning.

Bill Brown, CDP



Bill Brown, CDP, is Vice President, Development (Western Region) for Kimco Realty, a position he has held since 2011.  He is responsible for all value creation actions within Kimco's Western portfolio.  With over 180 properties and nearly 30 million square feect, the objective is to foster collaborative team effort between Leasing, property and Asset Management to improve the execution of property level operating strategies. Before becoming Vice President, he held numerous positions with Kimco, since joining in 2004.  During his career, he has worked with a variety of west coast firms including Schnitzer Northwest (Bellevue, Washington); Myers Development Company (San Francisco); E. Kent Halvorson, Inc. (Redmond, Washington); Horizon Group (Muskegon, Michigan); Davidson Architects (South Pasadena, California); and Langdon Wilson Mumper Architects (Los Angeles).

He has a Bachelor of Architecture degree from the University of Southern California.  In addition to his volunteer work with ICSC, Brown is active with ULI and the USC Alumni Association.

Madeleine Gravell, SCDP, CRX


Madeleine Gravell, SCDP, CRX has more than 30 years of experience in design of retail and commercial structures Gravell has designed a wide range of projects including mostly revitalizations of existing gallerias, shopping centers and malls occasionally some office buildings as well as private homes and vacation houses both domestically and internationally.

Her shopping centre work is mostly on the conception level with idea sketches for master plan as well as commercial details, followed by working side by side with the developer and often with a local architect doing the working drawings.

Madeleine was 2002-09 the Swedish Country Chairman and 2009-10 the President of the Nordic Council of Shopping Centers, since 2006 a member of the ICSC CDP Admissions and Governing Committee and 2009-10 member of the ICSC European Advisory Board. 1986-2006 Member of the board in Athena, the Swedish association of female architects and its chairman between 2001 and 2006, 2003-2008 Museum of Architecture Friendship Association in Stockholm, member and vice chairman of the board. From 2008 board member of FAB Sälen, project owner and developer.

Martha Spatz, SCDP




For more than 25 years, Martha Spatz has worked with building owners and tenants to launch and sustain successful commercial properties. For regional centers, her design sensitivity and proactive approach to communication has consistently achieved some of the highest percentages in the country of tenant occupancy at grand opening.

Martha founded Development Management Associates, LLC (DMA) in 2007 with Mike Levin and Charles Porter. She directs business development, marketing, and operations within the organization and oversees tenant coordination services. Her accomplishments for DMA clients include leading the following projects:
Roosevelt Collection, Chicago, IL; Federal Realty Investment Trust (Midwest portfolio of properties); and GEM/Budget Self Storage Facilities (locations in North Carolina and California).

Previously, Martha headed the tenant coordination department at Urban Retail Properties, overseeing an average of 700 tenant deals at existing client properties per year for more than a decade. She also worked as an architect in several Chicago-area firms.

Martha is a licensed architect and holds a master's degree in architecture and a bachelor's degree in architectural studies from the University of Illinois-Champaign. She is also a LEED Accredited Professional as granted by the U.S. Green Building Council. She is an active leader within the shopping center industry through the International Council of Shopping Centers (ICSC). She chaired the CenterBuild Conference in 2003 and served on the Program Committee for 10 years. She has served on the ICSC-CDP Governing and Admissions Committee and taught professional development classes at the ICSC University, at the University of Pennsylvania's Wharton School. Martha is currently serving on the CenterBuild Advisory Council.

Jeff Wasserman AIA, CDP


Jeff Wasserman AIA, CDP leads the Seattle, Washington based office of JJW Architects.  He oversees all management, design and technical issues. For 30 years, Jeff has been involved in all phases of architecture from Conceptual Design through Construction Administration. Besides providing architectural design, the talent that Jeff brings to the table is that of oversight and project management. He specializes in commercial projects of all sizes and complexities, with multiple consultants ranging from an $80 million dollars Performing Arts Center to small commercial projects.

This wide range of representational projects which show management and
coordination as well as design:

Project Manager/Project Architect (consultant and team management):

The Clay Center for the Performing Arts, with an 1800 seat performance hall, IMAX Theater, Art Museum, Black Box, and support structures created a complexity of the systems, and the need to manage a team of 15 consultant, and three contractors on site. I was hired to coordinate and complete and incomplete set of documents which had already been permitted and was under construction. This required development of the team and continual  coordination, and communication between the Ownership, the design team, and the construction team, to maintain a consistent construction schedule. This project is a prime example of building teamwork within the project team, working with numerous government agencies, and coordination with multiple ownership groups.

Project Manager/Project Architect (completeness of documents): 

Senior Services Center, Greensboro, North Carolina, was an agency based project, and involved providing for the different agency needs and requirements. This $4 million dollar project was a complete team effort with the agency. At bid, five bids were received, with a bid spread of approximate $60,000. It should also be noted that this project generated no design team based Change Orders.

Project Manager/PIC (coordination of team and design): 

Fashion Place Mall, Murray Utah, consisted of a reworking and seismic upgrade of the existing structural, to support and work with new expansion design and structural system in an active seismic zone. This project also remained in business during the entire upgrade and expansion process.

William (Bill) Erickson, SCDP




Bill Erickson SCDP has 15+ years helping leading brand store chains such as The Men’s Wearhouse(TMW), and large land owners turn their real estate portfolios into revenue streams by achieving multimillion dollar retail and residential development projects on time and within budget.   Bill led TMW’s real estate development growth from an initial base of 20 stores to launching over 1100 stores in 4 divisions across 49 states.  In 2007 alone, Bill managed P&L for more than $62 million of new-store construction, relocation/remodeling from lease to construction, rebranding of acquisitions and development and buildout of new merchandising concepts.  He spearheaded successful completion of on average 150 multi-year, multimillion dollar projects (100 new or expansion locations and 50 remodels) per year across 3 divisions while implementing significant construction cost and risk management features, enabling results such as being successful in 90% of 18-24 variances per year.

Bill sought his next challenge and accepted the call from Harbor Freight Tools to drive development and construction of ‘junior anchor” stores as large as 18,000 square feet in locations across the United States.   Upon arrival Bill devised a new real estate strategy and process to analyze markets nationwide for the most advantageous deals.   As a result of his new real estate strategy and targeting, the real estate expanded pipeline by nearly 100%.  And through his lease renegotiation, process streamlining, general administration and management, they cut construction time and costs by 50%.

Bill’s expertise in real estate investment analysis and acquisition had been honed at TMW where he’d recommended acquisition or divestiture of leased or purchased properties of up to $161.7M, and was able to deliver on 100% of target of new store locations per month for 48 months.

Finally, Bill is most appreciative of being able to honor the environment, by for example, increasing TMW’s post consumer waste purchases by 75% via initiating changes in packaging materials, lighting and fuel consumption after conducting a “green”, corporate sustainability (CSR) review.  And to top it off, he is an all-round nice guy.  Most of his 5 direct reports and 27 indirect reports readily admit they would kill to work with or for him again; which helps, since he is currently seeking his next expanding retailer or developer to assist—smile.

Gordon "Skip" Greeby, CDP



Gordon T. "Skip" Greeby, Jr., P.E., is President of The Greeby Companies, Inc. in Lake Bluff, IL. Mr. Greeby has directed his company’s efforts since 1978 relevant to development management, project management and tenant finish consultation services. Mark Trommsdorff, CDP, CRX, is the Senior Director of Construction and Development for the Florida/Southeastern Region of Kimco Realty Corporation. Dale E. Scott, SCDP, has over 40 years’ experience in construction and real estate. In the position of Director for Hawkins Construction, Inc. his responsibilities include Pre-Construction Services and Business Development.  Educated in Business Administration at Kansas University, Mr. Scott is active in many industry organizations including ICSC, ULI, NAIOP, AGC, ABC and others.

He served as Chairman of ICSC/IMRA’s Joint Task Force for the International Building and Fire Codes, which was successful in having industry favorable language written into the code.  Dale is a past chair of the CenterBuild Conference, which is an annual conference for the design and construction segment of retail development, and currently serves on the CenterBuild Advisory Council.  Mr. Scott received the CenterBuild MVP for his service to that industry organization.  He has served as Chairman of ICSC’s Florida Conference, and currently serves on that conference planning committee. This annual conference is the third largest real estate conference in the world. He was also the Chairman of the planning committee for the West Florida Idea Exchange.  Along with being a past co-chair of the Central Florida Planning Committee, he is an active participant in ICSC’s Government Relations efforts. Dale was a member of the Governing Committee, which developed and monitors the industry’s prestigious Professional Designation, CDP (Certified Development, Design and Construction Professional).


Mr. Scott served as the ICSC Florida State Director for three years, and is a recipient of ICSC’s Trustees Distinguished Services Award. In the fifty plus year history of this 65,000 member international organization, this honor has only been presented 100 hundred times.  He is a 2004 inductee into the Retail Construction Hall of Fame, and is listed as an Honored Member of the Who’s Who in Commercial Real Estate.  Mr. Scott has published numerous articles and speaks frequently at many industry conferences. He has been a guest lecturer at the university level as well as being a contributor to many industry publication reports.

Lance Josal, FAIA, CDP, CRX, is a 30-year veteran of the RTKL Associates, Inc. practice.  He was named RTKL’s President and CEO in September 2009. For the preceding seven years, Josal directed RTKL’s Commercial Practice Group—comprised of work in retail, hospitality and residential sectors—which accounts for more than 30% of the firm’s gross revenue. Josal is also a member of Arcadis’ Senior Management Committee. A strong and skillful manager, Lance has played an integral role in guiding RTKL’s expansion into new and emerging markets. He is a recognized leader in the planning and design of mixeduse developments, and understands the power that mixed-use complexes have as catalysts for urban growth and city renewal. Lance’s work is recognized for the way it strengthens America’s urban fabric, reinforces the public realm, and advances the mixed-use typology. A graduate of North Dakota State University in Fargo, North Dakota, Lance holds Bachelor Degrees in both Art (’77) and Architecture (’78). Jim Sutphen, CSM, CDP




Jim Sutphen, CSM, CDP currently serves as Executive Vice President and Chief Operating Officer for Abbell Associates and its affiliates, a private real estate company based in Chicago that owns and manages approximately two million square feet of retail and office space in Iowa and Ohio. Jim is responsible for overseeing all day-to-day management, leasing, construction, and tenant coordination activities for the family portfolio of projects. Recent projects include reconfiguration and renovation of enclosed super regional mall space to add four junior anchors. Over the past 23 years, Jim has held a variety of positions within the real estate industry. Prior to his current role at Abbell, Jim served as Vice President of Construction for the Midwest for Regency Centers Corporation, a publicly traded REIT, and oversaw all regional design and construction activities for the company. In his role with Regency, Jim oversaw development of several million square feet of new developments and re-development projects in the Midwest.  

Before joining Regency, Jim served as Vice President of Construction and as Vice President of Property Management for Joseph Freed and Associates, a large privately held real estate development company based in Chicago. In multiple roles over 11 years, Jim served in multiple roles. Early on, he oversaw all day-to-day property management functions for the company’s multi-million square foot portfolio and then oversaw all design and construction activities for several million square feet of retail and mixed-use developments in Illinois, Michigan, and Colorado. Jim is a 1986 graduate of the University of Illinois and received his SCSM designation in 1995 and his CDP designation in 2010 from the International Council of Shopping Centers (ICSC). In addition, Jim has served as a panelist on multiple occasions at ICSC’s Centerbuild conference and has also hosted several roundtable events at ICSC conferences.

Michael Lawson,CDP




Michael Lawson has developed commercial properties throughout the United States for over twenty years. His real estate development career commenced after receiving an MRED from USC in 1991 by working for a small commercial development company in Riverside, California that specialized in redeveloping historic properties.  Since gaining hands on experience in all facets of the development process at that company, Michael has been involved in the development and construction of almost 100 commercial development and construction projects throughout the United States, ranging in size from $100,000 to over $100 million.  Mr. Lawson currently is the Director of Tenant Services for Shea Properties, responsible for implementing the design, development and construction of retail tenant projects throughout the Shea Properties commercial property portfolio.

Ron Braun has been active in the Retail Construction Industry now for almost 42 years. Ron retired from JCPenney at the end of 2010, and while enjoying retirement, found that he missed the interactivity and challenges within the industry. As such he formed a consulting firm that specializes in retail construction consulting. His strengths range from retail construction management, internal process and procedural controls, program development, capital management and related trouble-shooting. Projects have ranged from major retail construction to contractor’s internal processes and controls.

Prior to retiring from JCP, he held various positions of responsibility. Positions during his 38-year career with them included Senior Project Manager, Regional Project Coordinator, Field Coordination Manager, Store Interior Design Manager, Planning & Design Director and was the Construction Operations Director when he retired. Construction responsibilities for JCP have included the directing, budgeting, scheduling and construction for new ground up stores and acquisitions, environmental projects, rollouts, store relays, various renovations and other special projects. He was also responsible for the Construction Department’s contract administration, administrative budgeting and deployment of various standards and controls as Operations Director.

Ron is a graduate of the University of Minnesota, School of Architecture, a member of ICSC and has been very active with ICSC serving in various roles over the years. He was an active member of the CenterBuild Conference Planning Committee from 1999 through 2002 and chaired various sub-committees. He was the ICSC CenterBuild Conference Co-Chair in 2003 and the overall Conference Chair in 2004. He has been an active member of the ICSC CenterBuild Advisory Council since 2005 and served as the Director of the Advisory Council four years from 2006 through 2009. He was an inaugural member of the ICSC CDP Admissions and Governing Committee and served on the SCDP sub-committee. Ron was also a member of the RCA Advisory Board from 2007 until 2010.

I began working in construction over 30 years ago as a carpenter, and I worked my way
up through becoming a foreman, superintendent, project manager, and director of
construction for a world-recognized retailer. I know construction from getting my hands
dirty to sitting in the corner office, and everything in between.

I began working in retail construction 25 years ago, and I have helped drive real estate
expansion for high profile brands including Musicland Group, Rain Forest Café, Best

Dave Wing CDP is currently Graycor Construction Company (GCC) Senior Vice President and General Manager, David has been chosen to be the new President of GCC effective January 1, 2014. In his current role since 2009, David has been responsible for expanding and overseeing the GCC Commercial Group, which covers the retail, cultural/educational, healthcare, living/lodging, entertainment, federal and corporate market segments across the United States and Canada.
